Hankinnan lyhyt kuvaus	The object of this Concession is to have a mono-brand or a multi-brand high end retail store at Helsinki Airport. The selection must consist of one or more of the following product categories: “fashion and accessories”, “leather goods” or “handbags”. The tendered premises are located at the heart of vibrant Schengen terminal. Finavia grants possession of one (1) business premises, "Unit", located in Helsinki Airport, to an Operator specializing in offering high-end retail to all potential customers at an international travelling environment. The vision of the concept is a store representing high end products, brand(s) and customer service. The store must excel in providing prestigious shopping experience and acknowledged brand or brands of high quality. The object of this concession is to have a mono-brand or a multi-brand retail store with high-end retail selection at Helsinki Airport Schengen terminal. In our vision, a high-end brand is a brand that offers products which belong to the most prestigious products of their category, top-of-the-line. High-end products won't be disposed of even after long utilization or defect, but rather repaired. Where-ever a high-end brand is seen, it embodies a world of beauty and elegance. Finavia, "The Contracting Authority", grants possession of business premises located in Helsinki Airport Schengen terminal, to a successful Tenderer, "Operator", specializing in offering high-end products to all passengers at a travelling environment. The prime location right next to the high end watches and jewellery store guarantees a great potential for business also in this unit. The unit requires high-end design with high-quality natural interior surface materials and look & feel, as well as absolute perfection in customer service. The planned concept is a store representing one or more of the following product categories from well-known international brands: “fashion and accessories”, “leather goods” or “handbags”. The store shall offer a comprehensive service portfolio specified in the documentation, with outstanding, international brand(s) and pleasant ambience created by skilled and dedicated staff and coherent design to create additional value to passengers and the area. Excellent customer service is one of the key objectives of the entire airport for which it is central that the opening hours of all the premises of the airport are unified. The Contracting Authority shall be entitled to determine the opening hours towards this objective from time to time, separate seasonal hours may apply. The Unit shall be open to all potential customers without purchase obligation during the opening hours. Unit Schengen: Ref. of Floor Plan: 2775B Size: Approximately 100m2 Location: T2 Schengen Airside The construction of the Premises is planned to start February 2022 The opening date is planned to be March 2023 Finavia sets suitability requirements to the Tenderers. Tenderer's own conditions and terms may not be included to the Tender. Questions regarding the procurement and Tenders may only be sent via Tarjouspalvelu supplier portal. Questions and/or Tenders submitted in other ways or parts thereof will not be accepted without the request of Finavia The procurement documentation, including the Agreement, any security details, floor plans and required brands etc. are available only against a duly filled-in and signed Non-Disclosure Undertaking. The NDU form is available in Tarjouspalvelu for registered users. Registration to Tarjouspalvelu supplier portal is free of charge. Registration is supported by Tarjouspalvelu support, which is to be contacted in any matter regarding registration, completing and/or submitting offers. To avoid confusion, Candidates are advised to register to Tarjouspalvelu using the company name and ID of the entity that shall sign the Agreement. Upon receipt of the signed NDU, Finavia provides a link (by email, to the email the NDU was received from) to a secure download location, from where the Tenderer may download the entire material. The signed NDU shall be sent to [email protected] with subject: "High-End Retail Unit to Helsinki Airport". The technical documentation is subject to change due to the nature of construction planning and processes. Questions regarding the procurement and Tenders may only be sent via Tarjouspalvelu supplier portal. Questions and/or Tenders submitted in other ways or parts thereof will not be accepted without the request of Finavia. In issues concerning registration (incl. the Tenderer's user and contact information in the system), submission of Tender on Tarjouspalvelu.fi supplier portal, contact Cloudia support. Instructions are available in English at http://tarjoajat.cloudia.fi/en/support/home. To avoid confusion, Finavia recommends that the company that would sign the possible Agreement registers with Tarjouspalvelu. Participants are obliged to familiarize themselves with any additional questions and the answers given to them before submitting the registration / tender, even if the participant has not asked any questions about the tender. The answers to the questions answered are part of the invitation to participate / invitation to tender.
